THE FIRST STEP
1. Identify the scope of the project
2. Determine the goals of the client
3. Identify the target budget
4. Layout the constraints that the project must meet. This would include the applicable codes, ordinances, setbacks, special site conditions, and the owner's desires.
5. Create preliminary drawings for the client to review.
THE SECOND STEP
Refine and develop the design and the budget with continued collaboration with the client, engineers and consultants, the contractor and subcontractors and suppliers, and the agencies that will review the project. Issue initial drawings for estimating.
THE THIRD STEP
Develop the final "For Construction" drawings. Get approval from the client to proceed. Issue the drawings to all reviewing agencies for permits. Issue "For Construction" drawings for final bids.
Respond to contractor questions and suggestions.
THE FOURTH STEP
Assist with contractor selection, construction cost review and tracking, construction monitoring, subcontractor selection, and quality assurance on the job.
